Interiors by Dana Bass

Ten-foot ceilings, solid-core doors, detailed moldings, substantial woodwork and beautiful floors establish the home’s architectural character.

Before moving in, the current owners worked with Dana Bass Designs on an extensive renovation, introducing luxury wallcoverings and designer fixtures. The home’s kitchen and dining room, living room and parlor, and half bath appear in the firm’s E. Lake Highlands project portfolio.

Individual rooms have their own mood, while the craftsmanship creates continuity throughout. The sellers also report refreshed interior paint, updated fixtures and exhaust fans, and heated TOTO seats with washing and drying functions.

A Home-Integration Expert’s Personal Showcase

Kellan’s starting question is simple: “How do you want your house to live for you?”

Here, his answer is a Control4 installation connecting compatible lighting, motorized shades, whole-home audio, entertainment, security, access, climate and pool functions. The seller reports approximately $130,000 invested in the automation installation, encompassing equipment, infrastructure and programming.

Shades and curtains are programmed to close at sunset. Landscape and pathway lighting follow daylight and scheduled shutoff times, while motion activates selected interior lights. Controls are available through configured phones, touchscreens and physical controls.

Room-level audio adjustments let music suit each space, with outdoor speakers directed toward the patio and pool gathering areas. A remotely controlled pool-fill function simplifies another routine task.

Kellan also demonstrated Josh.ai voice control. His granddaughter’s room includes a customized setup that tells her personalized bedtime stories each night—a memorable example of technology reflecting the people who use it.

Comfort and Protection Behind the Scenes

Climate control extends beyond the main living areas. Nest sensors in selected rooms provide temperature readings the thermostat can use at designated times. The screened patio has mini-split heating and cooling, and the garage has dedicated cooling.

Leak sensors near plumbing fixtures and water-connected equipment are configured to trigger alerts and an automatic water-supply shutoff, helping limit continued flow from a supply-side leak. Kellan also described entry and garage-door notifications and locally recorded camera footage.

Hardwired connections, fiber routed through conduit and protected underground cable pathways support the installation. A ventilated central equipment rack organizes the technology, while a generator, blown-in attic insulation and an insulated attic-access cover add practical support.

Outside, fingerprint gate access, hydraulic gate closers and drainage routes described by the seller as carrying alley runoff toward the street reflect the same attention to function.

Why We Have Loved Living Here

Coffee, conversation and time together

There are so many favorite spots in and around our home, but the one we use most is the screened patio. We start the day there with coffee and conversation. It’s peaceful and quiet.

In winter, we put up our custom clear panels. The firepit and mini-split keep it comfy and cozy, and the automated awning is especially nice during summer.

Family cookouts and swim parties are some of our favorite memories. This is the best living and entertaining arrangement of any home we’ve owned or built: open, without being one giant, undefined space. We especially appreciate the butler’s pantry.

Making the outdoors our own

We added a hot tub to the existing pool and a front porch with seating so we could enjoy the park.

More recently, we added plants, a fountain and rock walkways on both sides of the property. We replaced the privacy fence about three years ago and paid close attention to getting the lines right all the way around.

The garage shelving and bike hooks will stay for the next owners.

What Is Everyday Life in the Peninsula Like?

For these sellers, the Peninsula offers easy access to White Rock Lake and a neighborhood where you can participate as much—or as little—as you wish.

Their story continues:

“
From the Sellers

The Peninsula is a hidden gem in Dallas. Those of us who have discovered this little enclave like to keep it a secret—shhhh!

There are neighborhood events, a newsletter and an active Facebook group covering everything from local development to elections. There are also activities at the boathouse and sailing club, with membership.

The trails just steps from our front door make walks and bike rides so easy. El Vecino is our favorite neighborhood restaurant, and we’ve loved Thursday-night concerts at the Arboretum—bringing a picnic or ordering from the venue and enjoying music outside.

One remarkable memory was watching the White Rock Lake eagles, Nick and Nora, and their three thriving eaglets near the playground. We walked over to see them in the nest and as they learned to fly.

What we’ll miss most is the park view, the convenience of the lake and walking to the bench for what we consider the best sunset views in Dallas.

Our Perspective

We live in East Dallas, and we sell East Dallas. What stands out to us here is the coordination behind the improvements: the interiors, outdoor spaces and integration were considered as parts of the same living experience.

A buyer can appreciate the design immediately. Understanding the wiring, programming, drainage and equipment infrastructure takes a closer look. Those investments deserve attention when comparing this property with other luxury homes near White Rock Lake.

Nancy’s appraisal background brings a disciplined eye to construction quality and market position. Karen’s advertising-agency experience helps identify and communicate what distinguishes a property. Our community involvement and extensive local connections give that work a personal foundation.

The opportunity here is to enjoy an established setting and a home whose owners have already invested considerable thought in how it lives.
